The 409-acre site is located on the northeast corner of Upper Big Springs Road and Davis Road. It straddles a local highway offering advantages of a location near the LeGrange downtown. The site has a beautiful 17-acre pond, several streams and pleasant rolling topography. The site has a number of difficult design constraints: a CSX railroad bordering the north side, I-85 slices the site in half, a high-tension power line dividing the site in quarters, and a petroleum easement that further divides the site. The master plan proposes two neighborhoods which may be connected across by sharing a CSX underpass and a pedestrian bridge over the interstate. The east neighborhood has a small mixed-use center on Big Springs Road with a boulevard connecting it to several neighborhood centers located on high spots within the site. The neighborhood contains a variety of residential building types including dense apartment houses and live-work units. The west neighborhood, at the intersection of Big Springs and Davis Roads, has a denser mixed-use neighborhood center and includes apartment and loft buildings. The pond is the preferred location for the many community amenities including a performing arts center, exercise facilities, outdoor pool, jogging trail, fishing pier, picnic area and an outdoor amphitheater.
